After our initial visit to discuss your requirements, I will produce a detailed schedule of work, with a breakdown and the relative costs for each discipline. This enables you not only to see what costs what, but also to eliminate less urgent jobs if your budget does not allow the whole project to be completed in one go.
The schedule can then be given to various builders to produce quotations. This will include a sum withheld by you the client for defects after completion to be rectified (if any) for a period of 3 or 6 months depending on the type and size of the project. Once a builder has been chosen we will draw up a simple contract to ensure you only pay what is agreed (NO HIDDEN EXTRAS).
I will oversee all aspects of the build process ensuring compliance with NHBC requirements, good building practices and health and safety requirements. We will use only qualified operatives to carry out the various disciplines required to complete a project, all of whom will be under my watchful eye.
After the initial free consultation, you pay a small fee to draw up the schedule of work. You then pay a fee based on the value of the project, paid in stages. This will result in a fixed cost from day 1 for your overall project e.g. there are no hidden costs, no extras etc, giving you peace of mind from the outset.
